Construction Management
With this team-based approach, Boston Oversight Inc. acts as an extension of the Owner‘s management team, working with Architect and/or Designer beginning at the early planning stage to provide effective project controls throughout the entire design and construction process. Boston Oversight is paid an agreed upon fee to provide all management services throughout every phase of construction. The Owner holds all trade labor contracts. Boston Oversight's pre-construction services include; feasibility planning, team selection, master project schedule, budget development, design reviews, expense control systems, building systems analysis and selection, value engineering, safety, contract bid and award.
Boston Oversight's construction services include; site administration, inspection and project reporting, cost monitoring and control, schedule development and control, sub-contractor management, safety and quality control, information management and reporting, general conditions, payment application request, monitoring and verification of completion. Boston Oversight's post-construction services include; close-out documents and warrantees.
Owners Representative
As the Owners Representative, we work exclusively with the Owner at the initial stages to select the Project Team including; Architect, Interior Designer, Engineering and General Contractor. We become the conduit through which all communications is presented to the Owner. The Owner in this case is usually interested in the big picture details, and has no interest in getting bogged down with day-to-day issues and decisions. Our primary role is to provide oversight and coordination of the project from the Owner’s perspective to ensure that it is delivered on schedule, on budget, with the highest quality craftsmanship possible. Boston Oversight Inc. views ourselves as an extension of the Owner and solely represent the Owner’s interest independent of the Architect, Interior Designer, Engineering and General Contractor. A few highlights of the Owners Representative responsibilities are;
- insure design changes or value engineering suggestions are in the best interest of the Owner.
- organize and represent the owner at regular project meetings
- ensure that all potential project related issues are addressed and that each member of the project team is aware of their role in resolving them
- prepare and review periodic updates for owner’s approval
- review and submit all requests for payment applications to Owner from project team members
- oversee and monitor progress of the project construction with regular site visits to maintain the project schedule
- oversee resolution of any conflicts uncovered during this process
- coordinate the design and construction professionals to prepare project close-out documentation including as-builts, bonds and warrantees, etc.
Consulting
Boston Oversight Inc. services can be offered a-la-carte and our involvement in your project can be as thorough or as minimal as you want. This may be periodic site visits and reports regarding quality, compliance or progress. Or as the Owner you may want Boston Oversight on your construction site daily for unbiased reporting every step of the way. |
